Permits have been issued for the construction of a three-story residential project at 1702 North Orianna Street in North Philadelphia East. The building will be constructed on a small lot spanning 634 square feet, situated on a parcel bound by Cecil B Moore Avenue, North 4th Street, West Berks Street, and North Orianna Street. Here’s the Plan LLC is responsible for the designs.
QSK Properties is listed as the owner. The project has an allocated total construction cost of $238,000, with $165,000 as the general construction cost, $22,000 for plumbing work, and $15,000 for mechanical work.

The scope of work includes the construction of a new three-story building to be used as a single-family residence. The residence will yield a total built-up area spanning 2,120 square feet. The project will also offer a roof deck, a roof deck access structure, and a pilot house spanning an area of 120 square feet. Plans also propose the development of a covered walkway or sidewalk closure within eight feet of the building facade. The facade will rise to a height of 38 feet and designed in brick veneers.
Separate permits are required for mechanical, electrical, plumbing, and fire suppression work. The project site is located in an area that has good walk and bike scores. Construction timeline for the project has not been revealed yet.
