The building will be constructed on a lot spanning 960 square feet, situated on a block bound by North Orkney Street, North 5th Street, West Susquehanna Avenue, and West Dauphin Street. Philadelphia Developments LLC is listed as the owner. Elegance Group LLC is listed as the contractor. 24/7 Design Group is responsible for the deigns.

The project has an allocated total construction cost of $300,000, with $240,000 as the general construction cost, $15,000 for plumbing work, and $15,000 for mechanical work.
The scope of work includes the development of a new three-story structure in type VB construction. The residential building will be used as a two-family residence. The residence will also feature a roof deck and roof deck access structure. The residential building will yield a total built-up area spanning 2,575 square feet. The building facade will rise to a height of 38 feet. Open landscaped area spanning 224 square feet will also be developed as a part of the project.

Separate permits are required for mechanical, electrical, plumbing, and fire suppression work. The project site is located in an area that has good walk and bike scores. Construction timeline for the project has not been revealed yet.

Let’s face it, this is a rather rough neighborhood with an unwelcoming atmosphere.
It does not seem safe or welcoming whatsoever.
Just look around and see for yourself.
It’s a hike to the Dauphin-Susquehanna station (that’s what it was originally named) of the Broad Street Line to the west and the (much closer) York-Dauphin station of the Market-Frankford Line to the east.
SEPTA bus routes 39 and 47 are nearby if you don’t mind walking in that neighborhood.
Why hasn’t been any updates on more major projects such as the apt tower on JFK Blvd and the last on Children Hospital tower. It seems nowadays mostly we get updates on these dinky little Mcrowhouses in North Philly.
