Permits have been issued for the development of a new multi-family complex at 1421-29 North 17th Street in North Central Philadelphia. The scope of work includes developing a three-story housing complex that will offer 21 residential units. The project site is a vacant lot on the west side of the block, located between Master Street to the north and Willington Street to the west. Seiler + Drury Architecture is responsible for the designs. Ruggiero Plante Land Design LLC is listed as the engineer. Domus, Inc. is the general contractor.

Construction costs are listed at $5.32 million, including $285,000 for excavation.

The building will rise 33 feet to the main roof, with an elevator penthouse extending above. The total construction area will span 20,252 square feet. The project site spans 9,150-square feet.

No off-street parking or bicycle storage is planned. While six parking spaces and seven bicycle spaces would normally be required, the project qualifies for relief under local zoning provisions. The site falls within the RM-1 zoning district and is governed by the North Central Philadelphia Overlay.

The design employs simple, rectangular massing with a flat roofline and minimal ornamentation. The symmetrical façade will feature evenly spaced window groupings and a centered entrance.

The building will be fully sprinklered.  The construction timeline has not been revealed yet.

    Nice location only 6 blocks from the Girard station of the Broad Street Line to the south and Cecil B. Moore (Columbia) station to the north. 🚇

    You get skyline views as a nice bonus.

    Too bad off-street parking is unavailable for this development.

    SEPTA bus route 2 has you covered for convenience.

    Ingersoll Park is around the corner for a pleasant walk.
    Not too far from Temple University.

    1421-29 North 17th Street is located on the block bounded by 17th St. west, Jefferson St. north, Willington St. east, and Master St. south.

    This section of North Central Philadelphia is markedly depopulated with almost as much vacant as developed land. During the last decade, however, there’s been significant investment as development pressure pushes east from Sharswood, north from Francisville, and south from the Temple University area.

    Great to see people replace weeded lots. And lots of lots.
