Designed by the 24/7 Design Group, the building’s floor area will span 1,700 square feet and will feature a roof deck with access provided by a pilot house
Construction costs are listed at $165,000, with $135,000 allocated for general construction and $10,000 each for plumbing, mechanical, and electrical work.

Zoning documents identify the property as part of the RM-1 zoning district, with a narrow lot measuring 13-and-a-half feet wide and approximately 588 square feet in area. The site plan shows the building footprint covering nearly the entire parcel, with a rear yard measuring nearly eight feet wide and a small open area of 102 square feet, or 17 percent of the lot.
Although RM-1 requires a minimum 1,440-square-foot lot area, the property is permitted to proceed under small-lot provisions, with a maximum building height of 38 feet. The project will be fully sprinklered in accordance with NFPA 13D standards.
Published drawings depict a straightforward rowhouse-style structure with a flat roofline and contemporary proportions.
The Darien Street project will add new housing density on a narrow infill lot, continuing the wave of single-family development in North Philadelphia East.

Google Maps March 2023 shows three home foundations at 2052, 2054, and 2056 N. Darien St. The April 2025 view displays the foundations unchanged.
This writeup re 2054 N. Darien is similar to that of YIMBY’s July 29, 2025 post re 2056 N. Darien. The street plan and zoning section are almost identical. Dimensions, square footage, and constructions costs are comparable. Merit Properties LLC is the contractor. for both.
Corresponding plans for 2052 N. Darien are likely also brewing.
