Permits have been issued for the construction of a four-story multi-family residential development at 239-43 Farragut Street in Walnut Hill, West Philadelphia. The new building will span 25,255 square feet. Design work is being handled by Kore Design. City Suburban Home Builders, LLC is listed as the contractor.

Construction costs are listed as $1.76 million.

The zoning documents indicate the project site spans 5,225 square feet, with 75 percent lot coverage and 25 percent open area. A rear yard of 10 feet exceeds the 9-foot minimum, and the planned height of 45 feet matches the maximum allowed under RM-1 zoning. The development will rise four stories above a cellar, with a common roof deck and three pilot houses providing stair and elevator access. The project will yield 17 apartments, of which four are designated as affordable under the Mixed-Income Housing Bonus. Plans also provide for one new street tree, meeting the tree requirement for open space, and six bicycle stalls, which satisfies Class 1A bicycle parking requirements.

Architectural elevations depict a four-story façade articulated with recessed and projecting balconies across the upper floors. The building massing incorporates light wells along Farragut Street, while roof deck access structures are limited to stair and landing enclosures not exceeding 125 square feet each.

The site is located on the east side of Farragut Street, just south of Locust Street and one block north of Spruce Street.

  1. You know the drill: out with cars, in with people.

    This 17-unit development has six bicycle parking stalls but no vehicular spots. Moreover, it replaces a six car garage and wide drive aisle. With an average unit size of almost 1,500 square feet, these are likely two and three bedrooms, large enough for a work-from-home couple or small family.

    Kore Design does great work (e.g., adaptive reuse of the glorious church at 3727 Baring St.) so although there are no detailed plans, I’m optimistic that this will turn out as a high quality project that adds to Walnut Hill’s growing vitality.
