A four-story, 81-unit development is moving closer toward the construction phase at 2031 North 63rd Street in Overbrook Farms, West Philadelphia. City records show a building permit has been issued for a 67,000-square-foot mixed-use development with commercial space at the ground floor. Loft 63rd JV LLC is listed as the project owner, with KCA Design Associates responsible for the architectural design and Rock Construction and Dev, LLC as the contractor.

Construction costs for the project are specified at $7.75 million, which includes $7.5 million allocated to general construction and $250,000 set aside for excavation work.

Permit documentation describes the project as new construction following complete demolition of existing structures on the site. Approved plans call for a four-story building with a cellar level, totaling of new construction area and 15,982 square feet of recorded earth disturbance. The building will contain shell commercial space at the ground floor, with residential units occupying the upper levels. The residential component is classified as Group R-2 occupancy and will include a total of 81 dwelling units. A green roof is planned atop the structure, along with a pilot house limited to maintenance access only.

Zoning approvals for the site were issued in September 2024, establishing the project’s permitted height, massing, and uses. The issuance of the building permit in January 2026 reflects the completion of required prerequisite reviews, including streets and plan approvals, allowing the project to advance toward construction.

Renderings prepared for the development depict a four-story building organized with a clearly defined base and upper massing, giving the street-facing façade a more formal presence than that of the secondary elevations. The exterior is shown clad primarily in light-toned brick, with cast-stone elements used to articulate the ground floor and create a vertical accent at the center of the façade. Large glazed openings are depicted at the ground-level commercial space, while simpler siding materials are shown on non-street-facing elevations, reflecting a differentiated treatment between primary and secondary façades.

With construction authorization now in place, the redevelopment of 2031 North 63rd Street transitions from the entitlement stage into a construction-ready phase, clearing the way for a new mixed-use buildingthat will introduce a large number of residential units as well as ground-floor retail along the Overbrook commercial corridor.

  1. As per Naked Philly’s post October 7, 2024, “a four story building with 81 apartments over first floor commercial is set to replace a vacant single story church building. With 45 one-bedrooms and 36 studios starting at only 344 square feet, the building is pretty clearly intended for [St. Joe’s] students… 24 parking spots on the first floor will serve the tenants of the building well, even if it’s not ideal from an urbanist perspective. The parking will be accessed via a drive-aisle that leads to a side entrance, to allow for additional retail space on the first floor.”

    Although the specified address is 2031 North 63rd Street, the rendering prominently displays “2021”.

  2. 344 sqft is like a motel room , hardly a functional studio apartment 😕
