Permits have been issued for the construction of a three-story, two-unit residential duplex at 2503 North 12th Street in the Hartranft neighborhood of North Philadelphia. The development will replace a vacant lot. KCA Design Associates is responsible for the design work. Elegance Group LLC is listed as as the contractor.

The project carries a total construction cost of $273,500. This includes $175,000 allocated to general construction, $36,000 for plumbing, $21,000 for electrical work, $16,500 for mechanical systems, and $25,000 for excavation. SIL Realty Group LLC is listed as the owner.

The proposed design provides 264 square feet of open area (25 percent), meeting the minimum requirement, while coverage totals 789 square feet (75 percent), staying within zoning limits. A rear yard setback of 17 feet 6 inches is included, exceeding the required minimum of nine feet.

The structure will rise to a height of approximately 34 feet to the main roof. This height remains under the district’s maximum limit of 38 feet, keeping the project in compliance. A pilot house is included as an access structure for the roof deck.

Plans call for a contemporary three-story duplex with a cellar level, roof deck, and pilot house. The front façade will be clad in brick veneer with vertically oriented window bays, while the rear elevation will feature horizontal siding. The roof deck spans the rear portion of the roof and is accessed via the pilot house and internal stair. The cellar level extends the usable interior footprint below grade, with underpinning noted as part of the foundation work.

The property is located near North 12th Street and West Cumberland Street. The surrounding area is characterized by two- and three-story rowhouses with a mix of occupied homes and vacant lots.
