Permits have been issued for the construction of two side-by-side multi-family structures located at 2413 and 2415 North 7th Street in North Philadelphia East. Upon completion, each building will rise three stories tall, with a roof deck accessed via a pilot house. Five residential units will be located in each building, for a combined total of ten. Each building will hold 4,464 square feet of space, and cost $250,000 to build.
The buildings will help fill in a massive vacant lot that spans much of the block, which YIMBY recently covered in an extended feature centered on construction proposals at 2260, 2411, 2419, and 2509 North 7th Street. While the stretch of 7th Street was once lined with rowhomes, now only a few remain, with the block sitting as a shell of its former self. The lot is one of the more orderly ones in the neighborhood, with a wooden fence separating it from the street, and mowed grass and a few trees growing behind. While the property is not really an eyesore, the new buildings will still be an improvement for the area as they begin to patch the wounds left in the neighborhood.
The addition of ten residential units on a property currently occupied by zero is a significant increase, but is not unlike what the neighborhood has been seeing recently. In large part thanks to Temple University located to the southwest, development has been steadily flowing into the area around the university and brining in a surge of new population. Germantown Avenue sits just a short walk away from the site, and the new density being constructed in the area will help transform the corridor back into a successful commercial street.
No completion date is known for the project at this time, though construction may be finished by 2022 or 2023.
