Permits have been issued for a multi-family renovation of a four-story prewar building at 1325 Spruce Street in Washington Square West, Center City. Upon completion, the building will be refitted to house nine residential units. The renovations are expected to cost $207,350. D N Construction Company is listed as the project’s contractor.
The building features an elegant, ornate exterior, displaying a design common among many other buildings in the neighborhood. Brickwork rises up the lower three stories, with a mansard roof with a dormer window on the fourth floor. A detailed, tan-painted cornice sits as the barrier between the two sections.
The project is a major positive for the property, adding nine residential units to the site, albeit the boost is a small increase for Center City standards. Still, this will be nine more units to help support surrounding businesses. In addition, the building stands in a transit-accessible, walkable neighborhood. Additionally, the existing historic building will be preserved, whereas developers for a project of a similar same scale in another neighborhood may potentially have destroyed the pre-existing building to lower costs.
No completion date is known for the project at this time, though the renovation may be finished by 2022 or 2023.
