Philly YIMBY’s recent site visit revealed no signs of impending demolition nor construction at the site of a seven-story, 220-unit residential building proposed at 417-25 Callowhill Street in Northern Liberties. Designed by Bernardon, the building will be situated just to the north of Old City and will offer apartments ranging from studios to two-bedroom apartments, 29,980 square feet of amenities, and an expansive roof deck. Parking for 71 vehicles will also be provided.
The development team has submitted a packet to the Civic Design Review, and a construction permit was issued in March, which noted a decrease in planned units from 224 to 220. However, our recent site visit has shown that no demolition nor construction activity of any kind has yet taken place.
Like many other buildings located throughout the industrial district of Southern Northern Liberties, the sprawling single-story structure is a sprawling eyesore dating to the postwar period. The structure offers no redeeming architectural qualities and squanders valuable urban space located right next to Center City. By contrast, its replacement promises to make a valuable contribution to the rapidly developing neighborhood via a high number of residential units situated within an attractive structure. We hope to see progress at the site in the near future.

This is a good design and its largely a credit because often what we are seeing is a uniformity where multi-level residential buildings are representing a new brutalism; blocky, short in height, wide with little imagination but this has attempted to give a pleasant break from the mold which is very welcome.
