Last month, YIMBY presented a thorough overview of 33 North 22nd Street, a 328-foot-tall residential high-rise proposed in Center City West by PMC Property Group. The 29-story, 341-unit tower will replace the 32,616-square-foot Trader Joe’s parking lot south of John F. Kennedy Boulevard, which sits just to the northwest of the curved Murano condominium building. The design, by Solomon Cordwell Buenz, adds a touch of avant-garde unlike any other in the city. A recent design update revealed in the Civic Design Review filing shows certain updates, such as a lower parapet and extended porcelain panels at the base.

Recent changes are primarily to the base and the crown. In the original iteration, the glass parapet projected 14 feet above the main roof, matching the height of the mechanical bulkhead. The update shows that the parapet was lowered by about 10 feet, though the bulkhead height remains unchanged. As such, the building will appear slightly shorter from the street level, although its actual total height remains the same.
At the podium, an extension of the porcelain panel coverage makes the design appear more solid and contextual to the established brick and stone context. Glass made way for porcelain on the narrow facets of the zigzag façade at the lower floors facing JFK Boulevard to the north, as well as at the southwest corner facing North 22nd Street to the west and the alley formerly known as Commerce Street to the south. At the ground level at the alley, green screen walls were removed and illuminated vertical metal reveals were inserted into the gray brick wall. The east façade at the base, the least visible of all, will also be clad in porcelain panels instead of stucco as proposed earlier.
Another minor update was the correction of the south façade as shown on the rendering. The original rendering showed the sawtoothed façade facing away from the river despite the floor plans indicating otherwise. The latest rendering fixed the apparent error.
No construction progress has been made so far, aside from drilling for soil samples. The Trader Joe’s parking lot remains in operation. However, construction will likely pick up pace as soon as the design is finalized. If construction progresses at a steady pace, completion sometime by 2024 is likely.
