1208 Chestnut Street to Rise Nine Stories in Market East, Center City

While the Market East district of Center City is seeing a surge in high-rise proposals, development is also taking place on smaller properties around the neighborhood. At 1208 Chestnut Street, a nine-story building will replace the Rainbow Apparel building that has sat empty for years. Michael Alhadad is the developer behind the 49 unit-structure, which will reach a height of 122 feet. The building will feature a slender main profile but will stretch from Chestnut Street to Sansom Street with two frontages.

In the 1940s, a fire tore through the ornate prewar structure that currently occupies the site, resulting in the demolition of its top five stories. Since that time, its lower floors were reclad in stucco, leaving only the top floor with its original ornamentation. In 2017, the building was purchased for $2.7 million, and a year later permits were filed for 52 residential units. Shortly after the permit filing, the developer downsized the residential unit count, as seen in the Civic Design Review submittal. The site sat quiet since then, and in 2019 demolition permits were filed for the existing building.

The exterior will feature a light-colored façade encasing large windows with thin mullions, arranged in an irregular pattern. The Chestnut Street side of the building will run up to a parapet height of 112 feet, while the Sansom Street side will sit considerably lower, with a terrace on the southern side of the building.

An anticipated completion date has not been announced, but sometime in 2022 is conceivable.
