The building will rise from a presently vacant lot sitting at the north side of the block between North Hollywood Street and West Glenwood Avenue. The planned structure will span 2,440 interior square feet. The project team consists of the Mason Edward LLC as the owner and Catalyst Builders as the contractor.
Development construction costs for the project are listed at $275,000, which calculates to approximately $113 per proposed interior square foot. The total includes $195,000 for general construction work, $15,000 for electrical work, $15,000 for mechanical work, $15,000 for plumbing work, and $35,000 for excavation work.
The structure is slightly smaller in scale than an adjacent development at the corner lot next door to the west at 2945 Cecil B. Moore Avenue. There, the same owner, Mason Edward LLC, is also planning to construct a three-story, 2,890-square-foot single-family building.
Route 3, 7, 48, and 49 buses run along Cecil B. Moore Avenue next to the proposed development. Expansive Fairmount Park sits within a six-minute walk to the west. The historic John Coltrane House, once home to the celebrated jazz musician, sits at 1515-17 North 33rd Street within an eight-minute walk to the southwest.
