Permits have been issued for the construction of a seven-story mixed-use residential building at 1440 North Front Street in Olde Kensington, Philadelphia. The building will be constructed on a vacant lot bound by Jefferson Street, Hope Street, and Master Street, facing North Front Street. The project has an allocated total construction cost of $19,300,000.

Archive VIII LLC is listed as the property owner. Permits list Tester Construction Group LLC as the contractor. CANNOdesign is responsible for the designs.

The scope of work includes the construction of a seven-story mixed-use residential building offering 114 dwelling units and commercial space on the ground floor along with amenity space. The apartment building will yield a total built-up area spanning 88,497 square feet.

Parking for 18 cars and 36 bicycles will also be developed on the ground floor. The residential building will be capped by a rooftop deck, with an outdoor space at the ground floor. Many units will have balcony space.

Separate permits are required for the commercial space, mechanical, electrical, plumbing, and fire suppression work.

The project site is a vacant parcel used as a dog park and site next to a surface parking lot. No estimated construction timeline has been announced yet.
