Permits have been issued for the construction of a three-story, five-unit residential building at 1235 West Butler Street in Hunting Park, North Philadelphia. The new structure will replace a vacant lot sited on the north side of the block between North Camac Street and North 13th Street. Designed by Loney Engineering & Consulting, the structure will span 5,817 square feet and will include a basement. Permits list Intensified Builders as the contractor.

Permits specify a construction cost of $125,000, which yields a (surprisingly low) average cost of around $21 per interior square foot. Of this total, $30,000 is allocated for excavation work.

The building’s exterior will be rather prosaic, clad in alternating vertical bands of brick and sheer panels on the street-facing facade. The rear exterior will be treated in an even plainer, entirely unadorned manner.

Despite the plain aesthetics, the building will make for an improvement to the block, as it will replace a long-vacant lot with a reasonably high-density building that will contribute five new residential units to the neighborhood. Furthermore, Hunting Park generally sees little real estate development than more centrally located sections of North Philadelphia (particularly the neighborhoods adjacent to Temple University further to the south), so any new construction activity in the neighborhood is a welcome sign.

The Erie Station on the Broad Street subway line, which anchors a retail district at the junction of Broad Street and Germantown Avenue, is situated within a six-minute walk to the southwest of 1235 West Butler Street. Route 16, 23, 53, and 56 buses run in the vicinity. Hunting Park, a major green space, is situated within a nine-minute walk to the northeast.
