Construction permits have been issued for a three-story, two-family residential building at 2506 North 12th Street in Hartranft, North Philadelphia. The new building will replace a presently vacant lot located at the west side of the block between West Cumberland and West Firth streets. The structure will span 3,232 square feet and will include a basement. The project team consists of The Door LLC as the owner, KCA Design Associates as the architect, and City Lights Electric LLC as the contractor.
Permits list a construction cost of $278,500, or around $86 per proposed buildable interior square foot. The figure includes $175,000 allocated for general construction work, $22,000 for electrical work, $14,500 for mechanical work, $32,000 for plumbing work, and $35,000 for excavation work.

The proposed building is conceived by a project team that has collaborated on a number of similar developments in the vicinity in recent years. It will stand as a restrained yet pleasantly contextual structure. The running bond brick facade will match the neighboring prewar rowhouses, as will its alignment flush with the streetwall, raised front stoop, and a second-story cornice line, beyond which the prominent third floor will be set back eight feet from the sidewalk line.
The structure will measure around 23 feet wide and 52-and-a-half feet long, backed by a 17-and-a-half-foot-deep backyard. The total height will clock in at 34 feet to the main roof and 36 feet to the top of the parapet. Regrettably, the new building will not include a roof deck, rendering the roof a waste of valuable and otherwise useful urban space. Ceiling heights will span just over nine feet at the above-ground floors and slightly over eight feet in the basement.

The proposed building will sit almost directly across from Fotterall Square, a sizable green space with lawns, athletic facilities, and a playground. Fantasmogorical Village of Arts and Humanities, an arts and community revitalization organization that features an unmistakable urban design aesthetic and varied cultural programs, is situated within a short walk to the east.
Route 4, 16, 23, and 54 buses run in the vicinity. The Susquehanna-Dauphin and North Philadelphia subway stations, as well as the North Broad, North Philadelphia, and Temple University regional rail stations, are situated within a ten- to 17-minute walk to the southwest, northwest, or to the south. The latter sits adjacent to the university itself.
