Permits have been filed for the construction of a six-story mixed-use structure at 629-33 West Girard Avenue in Ludlow, North Philadelphia. The building is planned to span a 6,971-square-foot footprint and contain 37,746 square feet of interior space. The project will include commercial space on the ground floor and 36 residential units across six floors. Girard St. Bullies LLC is the listed owner, Brett Harman is the design professional, and Tester Construction is the contractor.
A variety of amenities will boost the property’s desirability. A shared roof deck will offer panoramic views of the skyline. An indoor/outdoor amenity space will also be included, as well as a fitness center and 12 bicycle spaces.
The building features a distinctly modern design. White cladding is utilized throughout the structure along with gray and wood-colored accenting. The ground-floor space has floor-to-ceiling windows, while the rest of the floors feature smaller windows in different sizes and shapes. The signature feature of the design is the asymmetric rectilinear forms that jut out of the façade, adding texture and visual interest to the structure while creating space for outdoor terraces.
The new structure will replace a vacant parcel. The multi-story prewar structure that once stood at the site was demolished around a decade ago, except for one story of framework left at the ground floor. Future residents will have direct access to the Girard Trolley that runs in front of the site and connects to both the Market-Frankford and Broad Street SEPTA lines several blocks to the east and west, respectively.
The commercial and entertainment districts in Northern Liberties and Fishtown are located within a 15-miute walk to the southeast and to the northeast, respectively. Temple University sits within a 20-minute walk to the northwest.
The new proposal will not be the only building under construction on the block. In August, YIMBY shared news of permits filed for 625 West Girard Avenue next door to the east for another six-story structure that will house 49 residential units. The building would replace a blighted windowless structure that has since been demolished. The two projects will make a major impact on the street and the neighborhood, with many new residents that will support local businesses and neighborhood institutions. The addition of new retail space will also be a positive improvement to the area.
No completion date has yet been announced.
