Permits have been issued for the construction of a nine-story, 108-unit mixed-use structure at 545 North Broad Street in Poplar, North Philadelphia. The building will offer 11,130 square feet of commercial space at the ground floor, 31 parking spaces, and 50 spaces for bicycles. Designed by CANNOdesign, the project which will hold 152,635 square feet of space and cost an estimated $20 million to build.
The building will feature an attractive design where the bottom two floors will offer stately white stone, echoing the prewar style, with whitish-silver steel cladding covering the upper floors.
The building will offer a friendly street presence, with street providing shade for the sidewalks and with a small garden adding greenery to the area. A green roof will be situated atop the ninth floor, while the eighth floor will offer a large terrace that will offer great views of the surrounding area.
The project will be located adjacent to Mural West, a proposed 363-foot-tall tower that will dominate the Broad Street and Spring Garden Street intersection. Although with no new information on the development, it is likely this nine-story structure will be the first of the pair to finish. Across the street, the 400-plus unit LVL North continues construction. Between the three projects, the lower North Broad Street area is set for a massive transformation. The project will add considerable height to the neighborhood and will contribute to the canyon effect along North Broad Street.
At the moment, no construction timeline is known for the project. The project originally went to the Civic Design review in December of last year. Now that permits have been issued, construction may begin at any time.
