A zoning permit has been issued for the construction of a single-family structure at 1532 South 7th Street in Dickinson Narrows, South Philadelphia. The site sits on the west side of the block between Dickinson Street and Tasker Street. The building’s footprint will span 600 square feet. A roof deck will sit at the top of the structure. V2 Properties Entity 6 LL [sic] is the listed owner.
No contractor was specified in the latest permit, though a filing from 2019 indicated Rock Haven Builders LLC as the contractor. The filing also called for a basement and stated that the height will not exceed 38 feet. Both conditions are likely to be maintained in the latest design iteration.
The building will replace a fenced-off, overgrown lot situated between two two-story prewar rowhouses. The lot has sat vacant for over a decade, yet remnants on the adjacent buildings indicate that a two-story rowhouse clad in red brick and capped with a cornice once stood at the site.

South 7th Street is a minor retail corridor that features a notable amount of businesses targeting the Chinese-American demographic. The surrounding blocks have seen minimal development in the postwar period, and many of the prewar structures have been reworked and patched over over the years, taking away from their historic charm. However, the neighborhood remains densely-built and vibrant, and the latest filing affirms the area’s viability for future development.
