Permits have been issued at the site of Broad and Washington at 1001 South Broad Street in Hawthorne, at a massive plot of land situated at one of the busiest intersections in South Philadelphia. Upon completion, the structure will rise 15 stories. Multiple commercial spaces will be situated at the ground floor, fronting both Broad Street and Washington Avenue. The upper floors will hold a whopping 1,111 residential units. In total, the complex will hold 1,516,218 square feet of space and cost nearly $306 million to build.

1001 South Broad Street Site Sits Dormant in Hawthorne, South Philadelphia

Philly YIMBY’s recent site visit has revealed no construction activity at 1001 South Broad Street in Hawthorne, South Philadelphia, the site of a proposed 1,111-unit development. Located many blocks to the south of the towers of Center City, the block-sized lot was initially planned to include a 426-foot-tall tower, which has since been scaled down to a building with 180-foot-tall tower sections. The project is being developed by Tower Investments, which has been trying to redevelop the massive lot for a number of years, but the building’s revised design comes from a different architect, the BKV Group.

At 1001 South Broad Street, at the corner of Washington Avenue and South Broad Street in Hawthorne, South Philadelphia, a massive 4.4-acre lot has long remained empty, awaiting development as several proposals have been revealed on the site. The new project, designed by Cope Linder Architects, will soon rise to a height of 426 feet and feature 1,800,000 square feet of residential and retail space. Though the most recent design was unveiled in 2016, not a single shovelful of earth has yet been moved for construction.
