Tower Cranes Rise at Broad and Washington at 1001 South Broad Street in Hawthorne, South Philadelphia

A pair of tower cranes have been assembled at the site of Broad and Washington, a massive 15-story, 1,111-unit development under construction at 1001 South Broad Street in Hawthorne, South Philadelphia. Designed by the BKV Group, the complex will span an entire city block at the northeast corner of the intersection of Broad Street and Washington Avenue. The 1,516,218-square-foot complex will cost nearly $306 million to construct.

The massive tower cranes, each rising well over 100 feet into the air, are an exciting, if temporary, addition to the local skyline and are a harbinger of greater things to come to the neighborhood. For years, the massive site had languished as a vacant fenced-in lot, with grass sprouting through its partially paved surface. The lot was an eyesore made particularly egregious not only by its sheer size, but also by its central, transit-adjacent location situated just north of the Ellsworth-Federal Station and within a short walk of Center City (South Street runs within a seven-minute walk to the north).

The new project will fill the lot with the exact type of development the site needs, bringing to the site a massive amount of new housing units and animating the surrounding sidewalks with pedestrian-friendly retail. The complex will be an excellent fit for similar, albeit smaller, development that has taken place at the intersection in recent years, and will effectively anchor the already vibrant surrounding neighborhood. Our only gripe is that the site is definitely large enough and close enough both to transit and to Center City to have warranted a taller building (or buildings), which would have freed up ground space for a sizable public plaza or green space.

  3. It’ll be great, if none of the residents brings a car with them.
    I’m sorry to bring a negative vibe to a good development, but they’re also going to need a full time PPA team to stand out front to ticket and tow all the delivery vehicles that will be blocking the single lane on Wash Ave.

  4. Larry S has clearly not lived in any dense development to understand how delivery services work in such dense situations. You could say he is a bit dense himself

    Agree needs more green space.
    A developers dream pack it in.
