Construction Still Pending at 1501-05 Fairmount Avenue in Fairmount, Lower North Philadelphia

Although permits have been issued just over a year ago, construction has still not started at a four-story-story, 20-unit addition and vertical addition to a prewar Art Deco commercial building at 1501 Fairmount Avenue (alternately 1501-05 Fairmount Avenue) in Fairmount, Lower North Philadelphia. Our most recent site visit has revealed no new construction progress as compared to the site’s state from half a year ago. Designed by Harman Deutsch Ohler Architecture, the extension will add 20,558 square feet of space to the existing building, lending a total area of 26,025 square feet. The development will feature 5,467 square feet of commercial space, an elevator, roof decks, and seven bicycle parking spaces. Permits list Construct Design Corp. Inc. as the contractor and a construction cost of $2.7 million.

Last September, Philly YIMBY reported that permits have been issued for the construction of a four-story-story, 20-unit addition and vertical addition to a prewar Art Deco commercial building at 1501 Fairmount Avenue in Fairmount, Lower North Philadelphia. More than half a year later, our visit revealed no construction progress at the development. Designed by Harman Deutsch Ohler Architecture, the development will add 20,558 square feet of space to the existing building, boosting the total area to 26,025 square feet. The project, which is also known under the address of 1501-05 Fairmount Avenue, will feature 5,467 square feet of commercial space, elevator service, roof decks, parking for seven bicycles, and full sprinkling. Permits have been issued for the construction of a three-story, 20-unit vertical addition atop a prewar Art Deco commercial building situated at 1501-05 Fairmount Avenue in Fairmount, Lower North Philadelphia. The project will add 20,558 square feet of space to the existing structure, bringing the total to 26,025 square feet. Existing commercial space at the ground floor will be renovated and expanded, and seven bicycle parking spaces will be added. Permits list 1500 Fairmount LLC as the owner, Brett Harman as the design professional, and Construct Design Corp. Inc. as the contractor. Construction costs are specified at $2.7 million.
