Philadelphia YIMBY’s First Anniversary Countdown, which looks at the most frequently mentioned article categories over the course of the past year, briefly took a backseat to hot-off-the-presses content we shared with our readers. Today, we resume the series by looking at the 19th place in the countdown, which goes to North Philadelphia East, which has garnered 40 category mentions. To be more precise, this entry also includes North Central Philadelphia and North Philadelphia West, which have amassed 36 and 34 mentions, respectively. We are grouping all three in a single publication due to significant overlap between the categories.

Norris Square Ranks at Number 27 on Philly YIMBY’s First Anniversary Countdown

The 27th place in Philadelphia YIMBY’s First Anniversary Countdown, which aggregates the 31 most frequently listed article categories over the course of the past year, goes to Norris Square. The North Philadelphia neighborhood featured in at least 29 articles during the period. Unlike most neighborhoods that have been featured in the Countdown so far, such as Washington Square West, Francisville, Rittenhouse Square, and Brewerytown, Norris Square does not boast many headline-making marquee projects with flashy renderings. Instead, the district earned its rank through our coverage of its numerous smaller-scale, low- and mid-rise residential proposals, which is the kind of low-key development that comprises much of the city’s ongoing revival. 179-Unit Building Proposed for 1705 North American Street in Norris Square, North Philadelphia

A six-story, 179-unit residential building is planned at 1705 North American Street in Norris Square, North Philadelphia. Designed by Atrium Design Group, the building stand 77 feet tall and will replace a vacant grassy lot and a commercial building occupied by Drexel Foods. The building will take up an entire block, standing out from the predominantly rowhouse neighborhood. The building will stand in a desolate area, and will likely generate greater developer interest in the area. The modern design features stone cladding, a rarity for the area. The 189,000-square-foot building will also feature commercial and retail space.

179-Unit Building Proposed for 1705 North American Street in Norris Square, North Philadelphia

While Norris Square generally sees small-scale development, the broad, predominantly industrial North American Street is seeing an increasing number of large-scale proposals. A 179-unit building is planned to rise at 1705 North American Street, replacing a food manufacturing building. The building is designed by Atrium Design Group and is planned to rise 77 feet tall, in anticipation of a zoning variance to surpass the current 60-foot limit. The six-story structure will also feature retail on the ground floor and 42 surface parking spaces.
