Construction Complete at 2401 Frankford Avenue in Fishtown

Philadelphia YIMBY’s recent site visit has confirmed that construction is complete at a four-story, 15-unit residential development at 2401 Frankford Avenue in Fishtown. Designed by Ambit Architecture and developed by Philly Capital Group, the 14,560-square-foot building stands at the east side of the traffic circle at the intersection of Frankford Avenue, Trenton Avenue, and East York Street, which gains its distinctive “flatiron” shape from its acutely angled site. The development will feature ground-floor commercial space (primarily along Frankford Avenue), a basement, full sprinkling, balconies, and a green roof covering at least 60 percent of the rooftop. Permits list GRIT Construction as the contractor and specify a construction cost of $2.05 million.

The 14,560-square-foot structure rises from the east side of the intersection of Frankford Avenue, Trenton Avenue, and East York Street (which was recently converted into a traffic circle), where its sharply-angled site gives it a distinctive “flatiron” shape. Designed by Ambit Architecture and developed by Philly Capital Group, the development will feature ground-floor commercial space (primarily along Frankford Avenue), a basement, full sprinkling, balconies in select units, and a green roof spanning at least 60 percent of the rooftop. Philadelphia YIMBY’s month-long First Anniversary Countdown, which looks at the most frequently mentioned article categories over the course of the past year, makes it past the one-third-of-the-way mark as it finds the neighborhood of Fishtown at the 20th place, with a total of 40 category tags. It is hardly surprising to see this well-known, long-running development hotspot among last year’s top 20 most frequently mentioned categories. If anything, it is impressive that the increasingly built-out neighborhood is still churning out new development at such a consistent rate even after more than twenty years of steady growth.

Permits Issued for 15-Unit Building at 2401-05 Frankford Avenue in Fishtown

Permits have been issued for the construction of a 15-unit mixed-use building at 2401-05 Frankford Avenue in Fishtown, Kensington. Designed by Ambit Architecture, the building will rise four stories tall. A commercial space will be situated on the ground floor, with residential units situated above, topped with a green roof. Decks will also be included on the third and fourth floors, as well as five bicycle spaces for building residents. In total, the building will hold 14,560 square feet of space and cost an estimated $2.05 million to build. Grit Construction is handling the contractor work.
