The structure is situated on the southeast side of the block between Morton Street and Magnolia Street. Designed by PACE Architecture+Design, the project consists of a three-story, 1,410-square-foot addition to the existing 1,700-square-foot structure, which will comprise a total of three residential units and 3,110 square feet of interior space. The existing basement will be expanded, as well. Permits list Wyche Raydrian as the contractor and indicate a construction cost of $400,000.

Permits have been issued for a multi-family development at 77 East Pastorius Street in East Germantown, Northwest Philadelphia. The building will rise four stories tall, with the ground floor being largely occupied by a garage that will hold space for three cars. Six apartments will be located above. In total, the building will hold 9,117 square feet of space. The construction cost is listed at $180,000 to build, although this number appears rather low.

The structure will stand on a 21,272-square-foot lot on the southeast side of the block between Boyer and Devon streets, rising from a 10,800-square-foot footprint and holding 32,235 square feet of interior space. The development will include two commercial spaces, a cellar, and accessory storage space (to which the permits allocate a whopping 10,745 square feet). Permits list Bobby and Joyce M. Spears as the owners, RSG Management, LLC as the contractor, and a construction cost of $1.5 million.

Designed by Plato Studio, the building will will stand four stories tall, occupy a 19,810-square-foot footprint, and include 79,792 square feet of floor space. The first floor will hold 23 residential units. The second, third, and fourth floors will each feature 26 units. The development will also include a roof deck, a community room, and a laundry facility for residents. The 109 parking spaces will include 52 surface and 57 below-grade spaces.
