Groundbreaking Held for 142-Unit Rental Development at 4300 Ridge Avenue in East Falls, Northwest Philadelphia

The development boom on the East Falls waterfront continues unabated with the start of the construction on a major residential development near the left bank of the Schuylkill River. Method Co. and Cimbra Partners have recently announced the groundbreaking of a five-story, 142-unit rental development at 4300 Ridge Avenue. Designed by Morris Adjmi Architects, the 135,000-square-foot complex will feature a wide array of resident amenities, while 10,450 square feet of retail and a public art installation, undertaken in conjunction with the city’s Percent for Art Program, will enliven the pedestrian experience.

Permits have been issued for interior renovations of 260 West Johnson Street in Germantown, Northwest Philadelphia. The project will create six residential units within the existing three-story structure. An additional apartment will be added within a carriage house also located on the property, adding a total of seven units to the lot. Greenzang Incorporated is the contractor for the project. Construction costs are estimated at $170,000.

Renderings have been revealed for Chelten Terminal, a 45-unit mixed-use development set to rise at 234 West Chelten Avenue in Germantown, Northwest Philadelphia. Designed by Ambit Architecture and developed by the Argo Property Group, the building will rise four stories tall, with a commercial space located on the ground floor and residential units above. The project will also include 36 parking spaces.

Renderings have been revealed for a 165-unit multi-family development at 201 West Johnson Street in Morton, Northwest Philadelphia. Designed by VBC Studio, the building will rise five stories tall, with units ranging from one-bedrooms spanning 535 square feet to two-bedroom units with 1,080 square feet of space.

Renderings have been revealed for a 57-unit multi-family development at 401-07 East Walnut Lane in East Germantown, Northwest Philadelphia. Designed by DesignBlendz, the building will rise five stories tall, with units occupying 48,816 square feet of space and consisting of one studio, 38 one-bedroom, and 18 two-bedroom apartments. The development will also include 20 bicycle spaces and a green roof.

Permits have been issued for the construction of an eight-unit mixed-use building at 22 East Durham Street in Mount Airy, Northwest Philadelphia. The structure will rise five stories tall, with office space situated on the ground floor. A roof decks will be situated atop the building. In total, the structure will hold 2,400 square feet of interior space and cost an estimated $1.2 million to build. Joseph Donahue is listed as the design professional, with PRA Construction Management Services LLC specified as the contractor.

Designed by M Architects and developed by the Stamm Development Group, the building will rise four stories tall and will feature 64,000 square feet of interior space.

Northwest Philadelphia Ranks at Number 25 on Philly YIMBY’s First Anniversary Countdown

Philadelphia YIMBY’s First Anniversary Countdown, which looks at the most frequently mentioned article categories over the course of the past year, finds Northwest Philadelphia as the 25th among the 31 ranked entries. The district, better known for its small-town charm rather than for being a construction boomtown, has assumed its relatively high rank due to its large area, when compared to other neighborhoods that we have covered in the countdown so far, as well as a proliferation of apartment development taking place among major thoroughfares and near transit hubs. Today we look at a selection of the most notable buildings that are bringing density and visual variety to the district.

Upon completion, the new building will rise five stories tall and will feature a green roof and roof deck situated at the pinnacle. Three of the apartments are set to be accessible. During Philadelphia’s period of rapid growth in the late 19th and early 20th centuries, much of the development in the city’s outer neighborhoods and in the suburbs was driven by the city’s expansive regional rail network. Today the trend is seeing a revival as a number of large developments are currently in progress near various regional rail station across the city and the metropolitan area. One among these is Station Square, a five-story, 49-unit mixed-use development underway at 308-16 West Chelten Avenue in Germantown, Northwest Philadelphia. The site sits across the street from the Chelten Avenue Station of the SEPTA Regional Rail. On July 21, 2021, developers Zatos Investments and R+M Development, as well as contractor Tester Construction Group LLC, celebrated the groundbreaking of the building, officially marking the start of construction.
