A zoning permit for lot line relocation has been issued for a five-story, 80-unit mixed-use development planned at 6808 Ridge Avenue (aka 6808-16 Ridge Avenue) in Roxborough, Northwest Philadelphia. The project will replace a pair of three-story mixed-use rowhouses on the west side of the block between Parker and Paoli avenues. Designed by Ingram Sageser Architects, the building will span 77,780 square feet and feature commercial space on the ground floor, as well as parking for 24 cars and 27 bicycles.

Construction work is making headway at 4300 Ridge Avenue in East Falls, Northwest Philadelphia. A recent site visit by Philly YIMBY has discovered that construction work is well underway at a five-story, 28-unit mixed-use building at 5904-96 Germantown Avenue in Germantown, Northwest Philadelphia. The property is situated on the southwest side of the block between West Rittenhouse and West Haines streets, half a block north of Vernon Park. Designed by KCA Design Associates and Ambit Architecture (as the exterior designer), with GRIT Construction as the contractor, the building will span 27,450 square feet and feature 1,215 square feet of commercial space, a roof deck, a green roof, and full sprinkling. Permits list a construction cost of $3.7 million.

The the buildings share a common rear drive aisle, which is used to access in-building garages. Permits list construction costs of $200,000 per structure, which puts the total project construction cost at $1.6 million.

A recent site visit by Philly YIMBY has revealed that construction work is nearing completion at a townhouse complex at 80 East Sharpnack Street in Mount Airy, Northwest Philadelphia. The six attached single-family dwellings are situated along Magnolia Street, although the site’s location at the corner of Sharpnack Street gives the project an address at the latter. Designed by Ruggiero Plante Land Design, with ANC Builders Inc. as the contractor, each building rises three stories tall and spans 2,238 square feet, with a height measuring 38 feet to the main roof and 48 feet to the top of the pilot house. The rowhouses share a common rear drive aisle, which provides access to in-building garages.

The development will span 42,459 square feet and feature a roof deck and full sprinkling. Permits list a construction cost of $6.5 million.
