Philly YIMBY Reveals Concept Massings for the Blue Ivy Hotel at 122 South 11th Street in Market East, Center City

The Market East section of Center City is rapidly transforming, with a number of developments currently proposed, notably on the 1100 block between Walnut Street and Sansom Street, where three high-rises are proposed close to one another, bringing mass to the local skyline. The shortest of the three is the 200-foot-tall, 86-unit Blue Ivy Hotel proposed at 122 South 11th Street. Designed by DAS Architecture and developed by Estia Group, the structure will be located at the southwest corner of South 11th Street and Sansom Street and will rise 14 stories.

The Bulletin Building Nears Completion at 3025 Market Street in University City, West Philadelphia

The 14-acre, multi-tower Schuylkill Yards development is gaining traction as completion nears at the first building, the four-story Bulletin Building at 3025 Market Street in University City, West Philadelphia. Originally built in 1954, the commercial building has been incorporated into the greater development and overhauled on the outside and inside by developer Brandywine Realty Trust, which is responsible for the whole Schuylkill Yards project, and Practice for Architecture and Urbanism, which is also designing a number of buildings in the development. The modern renovation includes office, lab and science space, as well as 10,000 square feet of retail on the ground floor. Spark Therapeutics is the building’s primary tenant.

Approximately 550-Foot-Tall Tower May Rise at 1826 Chestnut Street in Rittenhouse Square, Center City

A conceptual design recently leaked online for the fifth-tallest building on Philly YIMBY’s December 2020 Development Countdown, an approximately 550-foot-tall building at 1826 Chestnut Street in Rittenhouse Square, Center City. The details of the project are entirely lacking, aside from the screenshots that depict a 42-story skyscraper along with the logo of Goodman Properties, the current owner, and possible developer. The tower will likely be residential, and appears to rise from the preserved exterior of the former Aldine Theatre, now occupied by a pharmacy. As expected, Philly YIMBY’s recent site visit has revealed no signs of construction.

460-Foot-Tall Tower Awaits Construction at 1301 Market Street in Market East, Center City

The eighth-tallest building on Philly YIMBY’s December 2020 Development Countdown is a 460-foot-tall, 32-story office tower proposed at 1301 Market Street in Market East, Center City, half a block to the east of City Hall. Designed by the the globally renowned firm Skidmore, Owings & Merrill and developed by the Oliver Tyrone Pulver Corporation, the massive building will yield over 700,000 square feet, with floor plates at the lower levels measuring over 25,000 square feet and those at the upper floors at over 17,000 square feet. The project is being marketed by Jones Lang LaSalle Incorporated.

At number nine on Philly YIMBY’s December 2020 Development Countdown is 204 South 12th Street in Washington Square West, Center City. Designed by Rogers Stirk Harbour + Partners and Bower Lewis Thrower Architects and developed by Midwood Investments and Development, the building will rise 445 feet and 32 floors and include 448 residential units. The tower will replace a group of low-rise buildings and add color to the area with its bright design.
