Construction Advances at Dairy Lofts in Brewerytown, North Philadelphia

Philly YIMBY’s recent site visit has observed sustained construction progress at Dairy Lofts, a four-story, 17-unit apartment building at 1502-08 North 25th Street in Brewerytown, North Philadelphia. The project replaces a dilapidated commercial building on the west side of the block between Jefferson Street and West Oxford Street. Designed by KCA Design Associates, the structure will feature a basement, a green roof, six bicycle parking spaces, and full sprinkling. Permits list Phillyprop Re 2018 LLC as the owner, Manuel L. Ribeiro as the contractor, and a construction cost of $1.9 million.

Renderings Revealed for 5235 Chestnut Street in Cobbs Creek, West Philadelphia

Renderings have been revealed for a new two-building mixed-use development proposed at 5235 Chestnut Street in Cobbs Creek, West Philadelphia. The first building (which is located along Chestnut Street) will be the smaller of the two, rising six stories with a commercial space at the ground floor, with 33 residential units situated in the upper floors. The building will include a basement as well as a roof deck and green roof that will be accessed through a pilot house. 11 bike spaces will be included. The second, larger building that will be located along Ludlow Street and will also rise six stories. A commercial space will also be located on the ground floor of this building, with 171 residential units on upper floors. Like Building 1, there will be a basement level, roof deck, and green roof at the top, plus 57 bike spaces. The two buildings will share a loading space located along Ludlow Street. KCA Design Associates is the architectural firm behind the project.

Philadelphia YIMBY’s recent site visit has confirmed that construction is complete at The Aster at 4550 Mitchell Street in Roxborough, Northwest Philadelphia. Designed by Coscia Moos Architecture, the new building rises four stories, with a commercial space on the ground floor and 38 apartments. The development spans 41,942 square feet and features a roof deck with a green roof and space for 16 bicycles. Construction costs are listed at $3.2 million.

Construction Still Not Started at 4401 Ridge Avenue in East Falls, Northwest Philadelphia

A recent site visit by Philly YIMBY has noted that construction has yet to commence at a 175-unit mixed-use development planned at 4401 Ridge Avenue in East Falls, Northwest Philadelphia. Designed by Oombra Architects and developed by Atapco Properties, the development will span 178,837 square feet and feature 34 studios, 117 one-bedrooms units, and 34 two-bedroom apartments. A total of 4,760 square feet of commercial space will be located on the ground floor on Ridge Avenue, as well as 2,200 square feet of outdoor space. A 8,100-square-foot roof deck and a 3,400-square-foot green roof will be located atop the building. The project will also offer parking for 189 cars and 62 bicycles.

Philly YIMBY’s recent site visit has observed that construction work is almost finished at a four-story, 57-unit residential development at 1622-40 Point Breeze Avenue in Point Breeze, South Philadelphia, as revealed by a. Designed by JKRP Architects, the project is located on the west side of the block between Fernon and Morris Streets, with the zoning lot (but not the planned structure itself) extending to Fernon. The building will span a footprint of 10,282 square feet and will contain 51,905 square feet of interior space. Development features will include elevator service, a roof deck, a green roof, and parking for 19 bicycles. Permits list OCF Construction as the contractor and specify a construction cost of $2.08 million.
