A recent site visit by Philadelphia YIMBY has revealed that construction is complete at a four-story, three-unit multi-family building at 1025 Buttonwood Street in Callowhill, Lower North Philadelphia, near the elevated Rail Park. The site sits on the north side of the block between North 10th and North 11th streets. Designed by YCH Architect, the structure spans 3,297 square feet. Permits list Lins Decoration Contractor as the contractor and a construction cost of $180,000.

Renderings Revealed for 2507 Almond Street in Olde Richmond, North Philadelphia

Renderings have been revealed for a 155-unit multi-family development at 2507 Almond Street in Olde Richmond, Kensington. Designed by HDO Architecture, the building, which is going before the Civic Design Review, will rise six stories tall and will hold 65 parking spaces, three of which being ADA-compliant and four designed for electric vehicles. There will also be 60 interior bicycle stalls, as well as five more on the sidewalk.

Demolition Anticipated at 1600 Carpenter Street in Graduate Hospital, South Philadelphia

Philly YIMBY recently visited the site of a 191-unit mixed-use development proposed at 1600 Carpenter Street in Graduate Hospital, South Philadelphia. Designed by Harman Deutsch Ohler Architecture and developed by Streamline, the complex will replace a suburban-style shopping mall with a stately, traditionally-styled six-story building facing Washington Avenue, which will offer 23,185 square feet of ground-level retail and 131 rental apartments, ranging from studios to two-bedrooms, many of which will rank as affordable housing. To the north, 60 multi-family townhouses will be situated, which will match the scale and the material palette of the surrounding area. The development will boast publicly accessible pedestrian promenades and landscaping, as well as 141 parking spaces, of which 119 will be located in an underground garage in the apartment building, and 22 more will be situated in the townhouses.

Philly YIMBY’s latest site visit has revealed that construction has not yet begun at a four-story, 76-unit multi-family building at 4701-15 Kingsessing Avenue in Cedar Park (alternately Squirrel Hill), Southwest Philadelphia. Designed by JKRP Architects, the development will span 67,070 square feet and hold 55 parking spaces, two of which will be ADA and van accessible, as well as one designated for car sharing. The project will also include ten bicycle spaces. Permits list Kingsessing Realty LLC as the owner, Equinox Management & Construction LLC as the contractor, and a construction cost of $8.5 million.
