Philly YIMBY’s recent site visit revealed that construction is wrapping up at a three-story single-family rowhouse at 1537 South Bambrey Street in Grays Ferry, South Philadelphia. The structure rises on the east side of the block between Dickinson and Tasker streets, spanning a footprint of 518 square feet. The structure’s prominence above its predominantly two-story neighbors means that its roof deck offers relatively open views of the skylines of Center City and University City. Permits list Standard Development LLC as the owner, Maher Abdelaal as the design professional, and Clifford Lasky of BFR Construction LLC as the contractor. The total construction cost is listed at $241,000, with $212 for general construction, $12,000 for plumbing work, $9,000 for mechanical work, and $8,000 for electrical work.

No construction progress has been made at the site of a three-story building proposed at 933 North American Street in Northern Liberties, North Philadelphia, as our recent site visit has shown. In August of last year, one of YIMBY’s earliest articles revealed that permits have been filed for a new structure located just off the triple intersection of North American Street, West Laurel Street, and North Bodine Street, where a Colonial-style rowhouse currently stands.

Permits have been issued for the demolition of three two-story prewar rowhouses at 2422, 2424, and 2426 Harlan Street in Sharswood, North Philadelphia. The buildings are located on the south side of the block between North 24th and North 25th streets and will be dismantled via the City of Philadelphia Demolition Program. Each structure measures 1,200 square feet. Permits list the Philadelphia Housing Authority as the owner and Francis Henriquez of FH Demolition as the contractor. Work costs are specified at $9,105 per structure, for a total of $27,315 for the three.

Permits have been issued for the demolition of a two-story, 1,200-square-foot rowhouse situated at 1420 North Marston Street in Brewerytown, North Philadelphia. The vacant structure stands on the west side of the block between Master and Jefferson streets, and will be torn down as part of the City of Philadelphia Demolition Program. The work will include removal of trees on adjacent vacant lots at 1413, 1417, and 1418 North Marston Street, as well as placement of erosion control mats with seed on all lots. Francis Henriquez of FH Demolition is the listed contractor. Demolition costs are listed at $9,200.

The buildings will replace two attractive, well-preserved prewar rowhouses, which are part of an intact ensemble that spans the entire block. Each building will feature a roof deck. Permits list Judith M. Crossan Sanicky and William M. Sanicky as owners for the building planned at number 2608, which will span a footprint of 768 square feet, and Margaret Connor Porter and Scott. T Porter for its neighbor at number 2610, which will rise from a footprint measuring 910 square feet.
