Zoning permits have been filed for the construction of two adjacent single-family structures at 1722 North Bonsall Street and 1724 North Bonsall Street in the Cecil B. Moore neighborhood in North Philadelphia. Each building will occupy a 600-square-foot footprint and will feature a roof deck. Standard Development LLC is the owner and Maher Abdelaal is the design professional for both structures.
The two plots sit on the north side of the block between Ridge Avenue and North 23rd Street. The block-long stretch of North Bonsall is atypical for the area as it runs at a roughly 45-degree angle to the prevailing street grid and measures just 20 feet wide overall with a mere six-foot-wide roadway, dimensions rarely found even in the oldest parts of the city. The narrow dimensions may present certain challenges for construction access to the two mid-block sites, though such dimensions did not prove an obstacle to the ongoing construction boom on the similarly scaled Hope Street in Fishtown.
An overgrown, fenced-in lot currently spans the site. Much of the block is in very rundown condition, with fully overgrown sidewalks and a broken-up, barely passable roadway. Incoming development will likely bring much-needed improvements to the street, at least on the sidewalks.
1722 and 1724 North Bonsall Street are located in North Central Philadelphia near the junction of the neighborhoods of Cecil B. Moore to the east, Sharswood to the south, and Brewerytown to the southwest. The sites also lie within the western periphery of the area around Temple University, which is a major driver behind North Central Philadelphia’s ongoing development boom.
Nearby Ridge and Cecil B. Moore avenues are home to a number of small businesses and retailers, as well as bus service on the 33 and 61 lines. Fairmount Park sits within a ten-minute bike ride to the west.
