Permits have been issued for the construction of a four-story, 12-unit multi-family structure at 752-54 South 16th Street in Graduate Hospital, South Philadelphia. The building will span a 4,300-square-foot footprint and hold 18,348 square feet of space as well as four bicycle spaces and a roof deck. The development, which is estimated to cost $1,701,000 to build, utilizes a mixed-income bonus. Hunter Investments LLC is the listed owner.
The structure will replace a prewar firehouse at 752 South 16th Street that was once home to the Engine 1 fire company. The two-story building features an ornate brick façade, a red garage door, and an elegant cornice.
The project will bring an overall height and density boost to the neighborhood. The Marian Anderson Recreation Center, located a short walk away, will provide residents with a large abundance of natural green space. The South Street commercial corridor is also located within a short walk to the north, and will give residents many restaurant and shopping options. Transit access is provided by the nearby Lombard-South station on the Broad Street SEPTA line, which will allow for quick commute to Center City and beyond.
No completion date is known at this time.
