Machinery Arrives at Cathedral Square Phase One at 222 North 17th Street in Logan Square, Center City

Excavation appears imminent for Cathedral Square Phase One, a 245-foot-tall tower proposed for 222 North 17th Street in Logan Square, on the northern fringe of Center City. The 23-story building is developed by Exeter Property Group and the Archdiocese of Philadelphia as part of the two-tower Cathedral Square development, which will rise next to the Cathedral Basilica of Saints Peter and Paul. Phase One, located at the southeast corner of the block-spanning project, will replace a parking lot with a three story building. The structure will span 265,849 square feet and will offer a total of 273 residential units, over 3,000 square feet of retail space, and 18 underground parking spaces. The tower was designed by Solomon Cordwell Buenz, which has designed many recent projects across the city.

The master plan also includes Cathedral Place Phase 2, a massive 685-foot-tall tower proposed at 1700 Vine Street that ranked first on Philly YIMBY’s recently completed December Countdown. So far, only a conceptual massing has been released for this skyscraper.

The first renderings of the project were released in October 2017 and featured two oval-shaped towers, rotated off-center from the streets. The north tower featured a large base. These rendering might have been placeholders or very early designs. In January 2020, the updated plan was revealed with a sleek, sharp-angled glass tower at Phase One, along with a massing for the taller tower that has not been completely unveiled yet.

Construction permits were filed in November, and now the metal fence around site of the building is adorned with signs from Hunter Roberts Construction Group, the general contractor. While the above photos do not show machinery at the site, a number of construction machines and vehicles were spotted onsite shortly after YIMBY’s recent visit.

Completion is anticipated by 2024.
