Leasing has begun at Washington Court, a three-story, 16-unit mixed-use development located at 52-60 West Washington Lane in Morton, Northwest Philadelphia. Designed by KCA Design Associates and developed by Stamm Development Group, the 16,000-square-foot development yields over 16,000 square feet and includes ground-floor commercial space and amenities such as seven parking spaces, a roof deck, a green roof, bike parking, and tenant storage. Tester Construction is the contractor.
There is conflicted information on the number of apartments, as the developer claims there are 16 residential units in the project while the contractor suggests there are actually 17.
The building features a modern façade that stands out in the predominantly prewar neighborhood. A primary material of light gray siding is used on the second and third floors, with another light gray stone material on the ground floor as well as darker siding used as accents in the center and around the windows on the corners. Large windows are located throughout the exterior.
The building replaces a vacant lot in a coveted location at the intersection of Cherokee Street and West Washington Lane, a block south of cobblestone-paved Germantown Avenue, the neighborhood’s primary commercial corridor. Three blocks to the southeast, Clifford Park provides ample green space.
The project is located in the same neighborhood as a planned 32-unit development at 231 Johnson Street, as featured in a recent YIMBY article. Both developments remain a rarity in the neighborhood that is dominated by historic homes.
Original estimates called for the building to be completed in fall of 2020, not too far off of the actual completion date.
