Construction Progress on Liberty Square in Olde Kensington, North Philadelphia

Construction of the new Liberty Square development in Olde Kensington, North Philadelphia, is getting closer to the finish line. When completed, the residential complex will total 201 units with 156 underground parking spaces, covering an entire city block. The complex will feature a landscaped plaza surrounded by three residential buildings and 10,000 square feet of retail. Construction of the complex is phased: the northern and western buildings are now complete, while the eastern building remains under construction. Atrium Design Group designed the townhomes. HDO Architecture designed the project.

Façade installation on the eastern building –now topped out– is currently underway.  Small columns of gray steel cladding have begun to rise above the ground floor. Balconies on the corners are taking shape. Railings are yet to be installed.

The complex is being built in four phases. When the northern building was first completed, residents moved in. Construction of the eastern building followed. This phased approach of construction likely lowered costs by demanding a smaller construction crew and minimizing vacancy rates.

The fourth phase refers to the construction of the landscaped plaza. It will feature a fountain, gardens, seating, and trees. The area is currently a construction site. Barriers block off the plain concrete pad. The architect’s webpage features renderings of what the finished plaza will look like.

The project promises to revitalize the neighborhood. Located in American Street –one of the city’s most vibrant, dense, and modern corridors– the new retail promises to invite pedestrian activity, shaping an economic corridor of future businesses. Furthermore, the new green space will likely become a neighborhood staple. Neighbors and residents of the project will enjoy a new public space.

Although completion is near, an official date or time is not confirmed.
