A Review of the Future Site of 2300-24 Market Street in Center City West

Two months ago, Philadelphia YIMBY had reported on a new and exciting development that will rise in Center City West. Located at 2300-24 Market Street, an overbuild is planned to rise on top of several structures that has been standing for over 50 years. Designed by Tantillo Architecture and developed by Lubert-Alder, the new building will stand 202 feet and 14 stories tall.

The building stands in a new hub where much new development is currently under construction and proposed. Just to the north of the site stands the PECO Building, which rises 384 feet tall and has been completed in 1970. To the east of the site is 2222 Market Street, a 20-story tower that is currently under construction with a recently erected tower crane. The building will also enhance the area with its glass and stone design and will be occupied by law firm Morgan, Lewis, Bockius LLP. Also in the area, a mixed-use tower dubbed 21M will rise at 2100 Market Street and a residential tower will rise at 33 North 22nd Street.

As mentioned above, the not one but two structures will have their exteriors preserved for the overbuild. Like the three overbuilds planned to rise in the Rittenhouse Square neighborhood (1810 Chestnut Street, 1826 Chestnut Street, and 113-121 South 19th Street), it is presumed that the two structures will have their currently existing floors demolished so room can be made for the vertical extension. New floors with new layouts of beams and the inclusion of a core will be constructed to support the floors that will rise above the existing structure.

  1. I can never tell which building you’re referring to in these posts. Can you add arrows or a better description? I.E. 2300-2324 Market Street (left) ??

  2. Industrial chic is on the rise! Too bad we have torn down so many buildings that looked just like this overbuild.

  3. Peco needs to sell that massive parking lot or build on it so market west can finally be completed.

  4. The overbuild can be seen in photo #1, above the two existing structures.

    Totally agree with Joe on the need to develop that PECO surface lot. I think there is a sign there that says something like “Executive Parking Lot”. Come on!

  5. Is the PECO Headquarters open to the Public to pay bills @ 2300 Mkt.
