Permits have been issued for the construction of a 28-unit multi-family building at 5904-96 Germantown Avenue in GermantownNorthwest Philadelphia. Upon completion, the new building will rise five stories tall and will feature a green roof and roof deck situated at the pinnacle. Three of the apartments are set to be accessible. In total, the building will hold 27,450 square feet of space. Construction costs are estimated at $3,684,601.

The new building will be replacing an existing duo of commercial buildings. One structure rises two stories, while the other rises three. Each features a similar, white facade, with blue awnings hanging over the retail space. While it is a shame that the new structure will not include a commercial space, the new density that will be brought with it will help offset this, by adding customers to the area’s restaurant and business stock and will help support this.

In July, permits were issued for another multi-family building at 5900 Germantown Avenue. That property, currently a vacant lot, will be turned into a five-story building with 20 residential units. Between the two projects, 48 residential units will be brought to this corner of the block in the coming future, with both featuring matching heights, which will allow the building’s to have complimentary massings.

This project is the latest in the quickly increasing Germantown development boom. In recent months, permits have been issued for the construction of a hundreds of new residential units, helping transform the neighborhood and reducing the amount of under-used land in the area. The neighborhood features some of the finest architecture and history in the city, and it only makes sense that the area’s desirability for new construction will only continue to increase.

No completion date is known for the project at this time.

  1. Well, if there is on-site off-street parking for the Laundromat, then it is possible for this development to possibly offer it.

This area is served by SEPTA bus route 23 with departures every 7-11 minutes and SEPTA bus route 65 with departures every 5-20 minutes.
