Renderings have been revealed for a four-story, 94-unit multi-family development at 2019-33 North 29th Street in Strawberry MansionNorth Philadelphia. Designed by JKRP Architects, the building will feature 3,024 square feet of amenity space, a 2,089-square-foot roof deck, a 3,720-square-foot courtyard, 25 parking spaces, and a bicycle storage room.

The new building will feature an attractive, stylized exterior that pays homage to existing buildings in the neighborhood. The first three floors will be largely comprised of brick, capped with a detailed cornice. Pilasters will add depth to the design, and large windows will ensure ample natural light reach the interior. The fourth floor, as well as the vast majority of the structure’s other faces, will consist of light gray cladding. Trees planted along the building’s sidewalk-frontage will improve its street presence.

The building will replace a vacant lot that covers a large portion of the block. Parts of the site are overgrown with grass, while other areas are still paved over, tombstones of the lot’s previous usage. Ridge Avenue sits just a half block to the south, offering an up-and-coming commercial corridor with prime SEPTA Bus Transit.

The new building will bring a major improvement to the existing property and surrounding area, with the addition of 94 apartments to a site that currently houses zero residents. Such density increase will likely be seen more frequently in the neighborhood, which is in the early stages of a major development boom largely coming from Brewerytown to the south.

It seems that plans have evolved for the site, as in February, YIMBY reported that permits were issued for the construction of a four-story, 38-unit building on the same site. While this alone was regarded as a major improvement, the increase of units makes for an even more favorable development and can be observed as a testament of the neighborhood’s increasing growth and value.

YIMBY will continue to track progress made on the development in the future.
