Permits Issued for 76-Unit Building at 4701-15 Kingsessing Avenue in Squirrel Hill, West Philadelphia

Permits have been issued for the construction of a four-story, 76-unit multi-family building located at 4701-15 Kingsessing Avenue in Squirrel HillWest Philadelphia. Designed by JKRP Architects, the development will include 55 parking spaces, two of which will be ADA accessible and van accessible, as well as one reserved for car sharing. These will be added to a lot already containing 21 spaces. The project will also include 26 bicycle spaces.

The building will feature an attractive exterior that nods to existing architecture found in the surrounding area. Brick will be used at the corners and on raised sections of the facade. A tan-white cast stone will also cover large portions of the facade, which is is similar to the limestone that acts as an accent on surrounding multi-family buildings. Large glass windows will add another attractive touch to the design.

The building will also create a pleasant street presence. A grass strip will run between the street and sidewalk, creating a solid boundary that will also allow for street trees to be planted, contributing to this section of West Philadelphia’s extensive tree canopy. Closer to the building will be another grass strip and garden space in elevated planters that will help beautify the block when implemented.

The new building will replace a large open grass field. While the removal of this empty grass space will not be a great loss, the removal of a variety of mature tall trees will be more unfortunate. Luckily, the building’s new street trees should make up for this loss in time.

While the amount of parking included with the project seems high, it will also be used for other multi-family buildings on the block as well as a rehab facility, justifying its number. The addition of 76 residential units to a site currently housing none will be a great improvement for the site, and will be well-served by transit via regional rail, bus lines, and trolley lines all situated within a few blocks from the property perimeter.

No completion date is known for the project at this time, though construction may be finished by late 2022 or 2023.

  2. Why does the rendering show tracks going down the street? The 13 is on Chester and I don’t see these on Google Maps.
