Construction Complete at 2100 Hamilton in Logan Square

A recent site visit by Philadelphia YIMBY has confirmed that construction work has wrapped up at 2100 Hamilton, a ten-story, 27-unit condominium at 2100 Hamilton Street in Logan Square (alternately Baldwin Park or Franklintown). Designed by Cecil Baker + Partners and developed by the Bock Development Group, with Ernest Bock & Sons as the contractor, the glass-clad structure rises 125 square feet tall and spans 25,802 square feet, and offers its residents perks such as a fitness center, underground parking, and a half-acre roof. Floor-to-ceiling windows lend unobstructed views in many directions, while balconies allow for private outdoor space in most units. Permits list a construction cost of $30 million.

YIMBY last checked in at 2100 Hamilton in July of last year, when we found the glass exterior largely assembled and work actively progressing at the balconies, the ground level, and the interior. By now, for all effective purposes the building may be considered completed, with only a contractor trailer and a partially blocked-off street section to the east of the structure reminding us of recent construction.

2100 Hamilton rises from a prominent location between North 21st and North 22nd streets, just to the north of Benjamin Franklin Parkway overlooking the Rodin Museum (thankfully, the high-rise stands to the north of the museum, meaning that it will not obstruct natural light illuminating the famed artist’s work). The building’s prominent location ensures sweeping panoramas of the verdure along the Parkway and the Center City skyline from all but northern-facing units.

  1. Overall solid, mostly due to the unique nature of the triangular site layout. Biggest miss IMO is painting and covering up the exposed concrete on the back side and the paint on the columns. I walked past the construction site before it was finished and thought that contrast looked way better than the dull grey finish.

      Agreed, they need to do something with that concrete, such as paint it or cover it with some material.
