Exterior Nearly Complete at One Dock Street in Society Hill, Old City

A recent site visit by Philly YIMBY has observed that curtain wall assembly is nearly complete at One Dock Street, a 364-foot-tall, 31-story high-rise under construction in the Society Hill section of Old City in Center City. Designed by BLT Architects and developed by LCOR Incorporated, the tower rises near the Delaware River waterfront and close to architect I.M. Pei‘s similarly-scaled Society Hill Towers; upon completion, One Dock Street will stand as the most significant contribution to the local skyline in half a century. The structure will span over 300,000 square feet of interior space and feature 272 rental units. Permits list Hunter Roberts Holdings LLC as the contractor and a construction cost of $66.55 million.

The development will feature a commercial component spanning around 15,000 square feet, as well as underground parking. Amenities will include a roof deck and a rooftop pool.

The building rises at the narrow south tip of an irregularly-shaped block, on a site bordered by Dock Street to the south and west and South Front Street to the east. The structure will replace a landscaped outdoor space to the south of the adjacent four-story Marriott hotel. The loss of the trees and thickly growing vegetation at the site is somewhat regrettable; however, the space was inaccessible to the general public, available only to the hotel patrons when it was in operation, and the new building will offer arguably more effective engagement with the pedestrian realm.

  1. “One Dock Street will stand as the most significant contribution to the local skyline in half a century.” This is subjective but other considerations include One and Two Liberty Place, BNY Mellon Center, Three Logan Square, Comcast Technology Center (the city’s only supertall), Comcast Center, Three Logan Square (my favorite skyscraper but not for its skyline impact) and FMC Tower (the tallest in West Philly). All were completed in the last 50 years.

  5. Will any units be fore sale and what would they cost?
    If only rentals what would a 2 bedroom possibly 3 bedroom cost facing East.

    • Just double whatever reasonable amount you think it should cost. This formula goes for all the newer rental units across Center City. You get to pay Manhattan prices without all the actual perks of living in Manhattan.

  7. By “local skyline” I think the reference is for Society Hill, not the entire city.

    • I think you are correct. I agree that One Dock Street aka The Ryland is the most significant contribution to Society Hill’s skyline in half a century.

  8. Most significant contribution my ass! The bushes and weeds looked much better. It looks like a glass pencil trying to resemble the Soc Hill Towers. I.M.Pei is turning in his grave. The only thing it is doing is blocking the great views the Towers had. Something shady went down for them to get a building permit. Nothing was ever supposed to be built there that blocks the Soc Hill Towers views.

I can not see that being more of an impact than Cira 1 2 or 3 although the big FMC logo ruins the look of that tower, the original Cira center looks good from every angle where this building looks totally generic and dull from every angle. Even the 2 Comcast towers which only look good from some angles still at least have some design elements that actually look like someone designed them. My lego sky scrapers that I used to build and clutter my grandmother’s livingroom windowsil with had more visual interest, and I have not played with legos in over 30 years.
