Philly YIMBY’s recent site visit has observed no signs of demolition work at a 406-car multi-level garage at the northwest corner of Filbert and North 38th streets at the Penn Presbyterian Medical Center campus at 3800 Powelton Avenue in University City, West Philadelphia. The demolition is planned as part of an extensive overhaul of the medical campus, which includes the construction of a nine-story, 481,702-square-foot parking garage in the western section of the campus superblock, which is currently nearing completion.

The new garage, which is designed and engineered by Pennoni and THA Consulting, will increase the on-campus parking capacity to 1,483 spaces and will add retail space along Powelton Avenue. Permits for the demolition of the 3910 Building, a seven-story, 59,500-square-foot addiction treatment facility at 3910 Powelton Avenue, as well as for construction of the new garage, had been issued last year. It is logical to expect demolition to begin only after the new garage fully opens for service.

Located at the southeast corner of the campus, closest to the University City core, it’s arguably the most prime site on the entire campus. I’d imagine it’d be something similar to the facility they built at the campus’ northeast corner around 2014, which replaced a parking lot.
PenMed never has a Masterplan for anything, just like its predecessor HUP did. Look at the “patient dangerous monsters” it has built on the old Convention Hall site. PM is “totally lacking a view of the future for Medical Science and Care”. Compare it with University Hospitals in Canada and Europe.
Yes, after new garage is built, old garage will be demoed. What will they build after old garage is demoed?

Why not just build an underground garage and a high-rise above it? This should be standard practice everywhere in the city. 🤔
Underground parking is expensive (relative to surface parking or an above-ground garage) but certainly wrecks less havoc on the pedestrian.
