A recent site visit by Philadelphia YIMBY has noted that site preparation work has still not started at a 328-foot-tall, 29-story residential tower planned at 33 North 22nd Street in Center City West, a year and a half after a construction permit was issued in November 2021. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which is also listed as the contractor), the high-rise will span 456,380 square feet and supply 341 apartments as well as a garage for use both by the building’s residents as well as customers of the adjacent Trader Joe’s supermarket, which currently uses the outdoor parking lot at the building site. Permits specify a construction cost of $136 million.
For the time being, the parking lot servicing the adjacent Trader Joe’s supermarket continues to operate at the property.
Center City West, a rather forlorn zone situated between the Center City core to the east and University City across the Schuylkill River to the west, is hampered by an abundance of surface parking lots as well as the foreboding elevated trestle of the John F. Kennedy boulevard. While parking lots offer fine development opportunities for this central, transit-rich area, JFK Boulevard is a physical obstacle that projects such as 33 North 22nd Street would help overcome by offering pedestrian access at both elevations. As such, we hope to see development progress on the project in the near future.

Im almost 100% sure this project is still planned to be developed by PMC and they are waiting for 2301 JFK to complete. In Logan Sq/Market West submarkets they currently have two projects and over 200 units under construction ATM. According to their PBJ interview they are waiting for both their Arch St project and JFK project to complete and lease up before moving on to additional projects in the neighborhood. This project is included as well as potential overbuild similar to hudson over the 30th st station Regional Rail Viaduct.
All these residential buildings going up, it is just a shame all the retailers in the area do not seem to be following along with the trend. The Giant at 23rd and Arch just started closing an hour early, the Target at 12th and Chestnut being closed for good as the Jessup on 12th right across the street from its Sansom Street Entrance gears up to start leasing this summer. I work 3 to 11pm when I lived in the burbs I could stop at one of 3 24hour Giants, a Giant and 2 Acmes that closed at midnight and a 24 hour shoprite so I would not have to waste a day off on the weekends grocery shopping, the lack of late night options in CC has me thinking maybe I should move back to the burbs and embrace car ownership again.
