Permits have been issued for the construction of two four-story attached residential structures at 250 Gates Street in Manayunk, Northwest Philadelphia. The primary location is listed as 4768 Silverwood Street, with two parcels, Parcel A and Parcel B, being the specific construction sites. The buildings will be located along Gates Street, on a block bound by Silverwood Street, Sheldon Street, and Fountain Street. Jos. A. Serratore & Co. Architects is responsible for the designs. Permits list Northeast Renovations LLC as the contractor and a total construction cost of $375,000.

The project site consists of two vacant sub-divided lots spanning an area of 1,450 square feet each. The scope of work consists of constructing two attached four-story buildings with off-street parking spaces to be used as single-family dwellings. The single-family residential buildings will yield a built-up area of 2,265 square feet. The buildings will rise to a height of 38 feet each. The new construction will also feature a basement, a cellar, a pilot house, a roof deck, and a roof deck access structure. A rear yard running 9 feet deep, along with open landscaped area spanning 825 square feet and 490 square feet will also be developed on the site. The structure proposed for Parcel B will have an elevator, an exterior rear deck, a roof deck, a roof deck access structure. One off-street parking space will also be designed.

The area has good walk and transit scores and is serviced by transit lines such as routes number 9, 35, 62, and more. The site is located in a residential neighborhood, located a nine-minute drive from Wissahickon Valley Park. A project application was submitted. The estimated construction timeline has not been announced yet.
