A recent site visit by Philly YIMBY has noted significant construction progress at a four-story, 45-unit multi-family project at 614 South 13th Street in Hawthorne, South Philadelphia. The building rises on the west side of the block between Kater and Bainbridge streets. Designed by ALMA Architecture, the building will span 35,653 square feet of space and will include a green roof, 16 units of affordable housing, and parking for 16 cars. Permits list the Benchmark Construction Group as the contractor and specify a construction cost of $5.5 million.
Replacing a vacant lot, the development will fill a glaring gap in the local streetscape and will add a significant number of apartments in a centrally-sited location, just south of Center City, and within one-block proximity to the Lombard-South Station on the Broad Street subway line. Given this adjacency, as well as the city’s dire need for additional housing stock, the site should have arguably supported a larger building, perhaps one with a broad base similar in scale to the current structure but topped with a high-rise component, likely one with narrow dimensions in order to avoid overwhelming the surroundings. However, even in its present form, 614 South 13th Street is a welcome addition to the area.
