Construction Underway at 614 South 13th Street in Hawthorne, South Philadelphia

Philadelphia YIMBY’s recent site visit has observed that construction work is making progress at a four-story, 45-unit multi-family building at 614 South 13th Street in Hawthorne, South Philadelphia. The development is situated on the west side of the block between Kater and Bainbridge streets. Designed by ALMA Architecture, the building will span 35,653 square feet of space and will include a green roof, 16 units of affordable housing, and parking for 16 cars. Permits list the Benchmark Construction Group as the contractor and specify a construction cost of $5.5 million.

Permits have been issued for the construction of a four-story multi-family development at 614 South 13th Street in Hawthorne, South Philadelphia. Designed by ALMA Architecture, the building will feature 45 residential units, of which 16 will be offered as affordable housing. The structure will yield 35,653 square feet of space and will include a green roof. A total of 16 parking spaces will be offered within the project.

Updated Design Revealed for 6134-46 Wayne Avenue in Morton, Northwest Philadelphia

An updated design has been revealed for 6134-46 Wayne Avenue, a development proposed in Morton, Northwest Philadelphia. Designed by ALMA Architecture, the complex includes the mixture of townhouses and multi-family apartment buildings, all situated next to SEPTA’s Tulpehocken regional rail station. Upon completion, 78 residential units will be included in the development, with 60 in the multi-family building, and the remaining 18 in the two-family townhomes. The project also includes 24 parking spaces and 6,840 square feet of amenity space, with the latter located within the multi-family building.

Townhouse Complex Proposed at 209-211 Delmar Street in Manayunk, Northwest Philadelphia

A 23-townhouse complex has been proposed at 209-211 Delmar Street in Manayunk, Northwest Philadelphia. Designed by Alma Architecture, the development combines the city’s traditional rowhouses with a courtyard typology as a solution for the deep-set, sloped site, as illustrated in the firm’s recent Civic Design Review submission. The design is a novel adaptation to a challenging site in Northwest Philadelphia’s hilly terrain, which contrasts with the generally flat city.
