Philadelphia YIMBY’s recent site visit has confirmed that construction work is nearly complete at Edgewater Apartments, a seven-story, 180-unit residential building at 230 North 23rd Street in Logan Square, Center City. Designed by JKRP Architects, the 145,473-square-foot structure rises 83 feet and features residences ranging from studios to two bedrooms.

Edgewater Apartments, which may alternately be described as located in Center City West, is the second phase of the Edgewater complex, located across North Bonsall Street at 2323 Race Street in the extreme northwest corner of Center City. The original structure rises 12 stories and was built in 2006. The planned encore will sit at the northern end of a block bound by North 23rd, Race and North Bonsall Streets, and the off-ramps of the I-676 Vine Street Expressway to the north. The new building will sit north of the Edgewater Garage, a multi-story parking structure discreetly concealed behind traditionally-styled townhouses on North 23rd and North Bonsall streets.

At the moment of our visit, the structure appeared largely complete, with work underway in the interior and at the ground level, particularly at the entrances.

As built, the structure came out arguably more attractive than it appeared on the original renderings. In the rendered images, the black cladding on the accent strips and the two upper stories appeared rather opaque and somber, creating a top-heavy appearance. Instead, the dark silver panels seen on the actual building are slightly reflective, lending the structure a lighter and airier appearance that interacts with the weather and lighting conditions and allows context-friendly brick sections to stand out more. A band of off-black brick at the ground floor adds further sophistication and visual interest to the structure at the pedestrian level.

An introduction of off-white vertical siding at the building’s side and courtyard-facing elevations, which was not apparent on the renderings, adds a further tough of levity to the design.

    Agree that the finished product is more appealing than the renderings. The loss of the blue accents helps but the green buffer between building and expressway, enormous windows, awnings, street trees, Juliet balconies and attractive brickwork also make for a pleasing development. Hiding the concrete Edgewater I garage is a bonus.
