A recent site visit by Philly YIMBY has revealed that construction work is complete at a multi-family building at 2802 Cecil B. Moore Avenue (visible in the center right on the photos) in Brewerytown, North Philadelphia. The structure rises from a 853-square-foot lot on the south side of the block between North 28th Street and North Newkirk Street. Saint Bernard Holding Group LLC is the listed owner.

The development replaces a vacant lot that sat between two prewar rowhouses. The attached structure features a roof deck with a roof access structure. Matching the height of its neighbors, the building makes for attractive infill, particularly at the ground-level, where it boasts context-friendly red brick and a tall stoop.

The route 3 bus stops at the corner of Cecil B. Moore Avenue and North 28th Street, just to the right of the property. The William D. Kelley Public School occupies the entire block to the east. Fairmount Park sits within a ten-minute walk to the west.

    Completed in 2021 and designed by KCA Design Associates, 2802 Cecil B. Moore Avenue is a three unit rental building. Unit 1 is a three bedroom, three bath bilevel with direct access to the rear yard. Unit 2 has two bedrooms and one bath. Unit 3 is a two bedroom, two bath apartment with roof deck access. In March 2022, the 3,412 square foot structure sold for $725,000.

    Contextual new construction is architecturally satisfying, providing a sense of place and continuity. As recently as July 2019, five of the seven Cecil B. Moore Ave. parcels between N. 28th St. and N. Newkirk St. were vacant. With four new townhomes, only one unoccupied plot remains.
