Permits have been issued for the construction of a three-story residential project at 2334 Germantown Avenue in North Philadelphia East. The building will be constructed on a lot spanning 1,235 square feet, situated on triangular parcel bound by North 8th Street, West Dauphin Street, and Germantown Avenue. Permits list Yona Construction LLC as the contractor. Anthony Maso Architecture & Design LLC is responsible for the designs.
Glass Estates LLC is listed as the owner. The project has an allocated total construction cost of $350,000, with $300,000 as the general construction cost.

The scope of work includes the construction of a new three-story attached structure to be used as a multi-family residential complex. The complex will offer three family units. The project will also offer a roof deck, roof deck access structure, and a rear deck on the second level. A pilot house spanning an area of 120 square feet will also be developed. The premises will feature open landscaped area spanning 310 square feet. The facade will rise to a height of 36 feet. The complex will yield a total built-up area spanning 3,329 square feet.

Plans also propose the development of a covered walkway or sidewalk closure within nine feet of the building facade. Renderings reveal a facade designed in brick and limestone veneers.
Separate permits are required for mechanical, electrical, plumbing, and fire suppression work. The project site is located in an area that has good walk and bike scores. Construction timeline for the project has not been revealed yet.

Not much shopping around.
I keep bringing up the same issues regarding new construction in this area. Where are the restaurants, dry cleaners, food shopping which should be springing up here? How can you live in a place with no support services whatsoever?
There is a great Cousins Supermarket at Germantown and Norris (6 blocks or so distance), plenty of fast food, small food markets and small restaurants in the area especially along Lehigh Ave between 10th and 5th Streets and you are close to Temple Univ with it’s support businesses along Broad Street. Also many gyms and workout businesses.
Thanks for the info! Do most of the people who move into these buildings have cars? It seems to me that 6 blocks away is pretty far to do my grocery shopping. ( or maybe I’m just out of touch and everybody uses Instacart?).
I have never lived in Philly but my daughter lives in Hartranft (spelling?) where there is a LOT of new residential building happening. I only get my info from Google Maps, but I sure do see a lot of housing next to vacant lots. Seems like a great opportunity for businesses to move in as well.

I grew up in Northeast Philadelphia and we had huge shopping malls, full size supermarkets (not those compromised mini-marts), movie theaters, huge parks and so much more.
Unfortunately, this development is located in a very dense part of the city where compromises are expected.
The 6×20 foot second floor rear deck will bring lots of fun.
Google Maps September 2023 shows vacant 2334 Germantown Ave. (along with equally vacant 2328, 2330, 2332, and 2336 Germantown) behind a tall solid metal fence and being used for vehicle storage, possibly by H.I.M. Auto Repair next door. Vehicular storage extends to North 8th Street.
Down the street is majestic King Solomon Baptist Church.
